Property Availability

Properties listed on our website are subject to availability. JOHI Properties Manali reserves the right to update, remove, or change property listings at any time without prior notice.

Non-Himachali Buyer Assistance

JOHI Properties Manali provides full assistance and assurance for permission under Section 118 for the transfer of property to non-Himachali buyers, as per the guidelines and policies in place by the state of Himachal Pradesh.

Payment Terms

All payments for property purchases must be made through the agreed payment method specified in the Sale Agreement. A token advance is required to lock the sale deal, and the remaining balance is due before the registry and transfer of ownership.

Legal Compliance

Both buyers and sellers must comply with all relevant local, state, and national laws regarding property transactions. This includes obtaining necessary approvals from authorities such as the Local Panchayat, Police, Tourism, and others.

Limitation of Liability

JOHI Properties Manali shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from the use or inability to use our services or the purchase of any property listed on our platform.

Indemnification

You agree to indemnify and hold harmless JOHI Properties Manali, its affiliates, and its employees from any claims, damages, liabilities, or expenses arising from your violation of these terms and conditions or your misuse of the services provided.

Amendments to the Terms

JOHI Properties Manali reserves the right to amend, modify, or update these terms and conditions at any time. Any changes will be effective immediately upon posting on the website.

Governing Law

These terms and conditions will be governed by and construed in accordance with the laws of Himachal Pradesh, India. Any disputes arising under or in connection with these terms will be subject to the exclusive jurisdiction of the courts in Kullu, Himachal Pradesh.
